Before any conversion begins, it is important that a fully functioning and suitable tanking system is put in place. It is not enough that a cellar which is subject to external water risks has a damp proof system, whether it be completely below ground level or partially below.
All external areas of the cellar abutting the property will hold water or moisture which will slowly makes it way through to the cellar, causing penetrating damp. This cannot be stopped by just a damp proof course. Your cellar or basement needs to be tanked.
Tanking uses a waterproof internal membrane to line both walls and floors to effectively block any external moisture or water finding a passage way through. The walls can then be dry lined or plastered and the floor screeded or overlaid with wood in the normal way to convert your room for use.
Various matters need to be taken into consideration when fitting a membrane, such as the construction of the building concerned, drainage (we can fit drainage where necessary), soil type, ground water levels and contamination.
Without tanking, and if you have any external areas abutting your walls, you may find that at some time in the future your new room or flat will suffer damp.
